Paving insights, project highlights, and expert advice to help you protect your asphalt investment.
Here’s the answer you’ll get from most paving contractors: “15 to 20 years.” Here’s the more complete answer: It depends on five things — and most contractors only control two of them. A commercial asphalt parking lot in Davenport, Bettendorf, Moline, or Rock Island should absolutely last 20 to 25 years with proper installation and […]
You sent your commercial parking lot project out for bids. Three contractors came back. One quoted $95,000. One quoted $72,000. And the third? $48,500. Same lot. Same square footage. Same project description. How is that possible? This is one of the most frustrating — and dangerous — situations that property managers, facility directors, and shopping […]
If you manage a commercial property in Davenport, Bettendorf, Moline, or Rock Island, you’ve probably stood in your parking lot at some point and wondered: Is this just normal wear and tear — or is this lot trying to tell me something? It’s one of the most common questions property managers, facility directors, and shopping […]
Frequently Asked Questions
Got questions about paving in the Quad Cities? We have answers. Here are the most common questions we get about lifespan, timing, and maintenance.
How long will new asphalt last?
With proper installation and regular maintenance, new asphalt typically lasts 15-30 years. Residential driveways often reach 15-25 years, while parking lots or higher-traffic areas can last 20-30 years.
In the Quad Cities’ freeze-thaw climate, factors like heavy vehicle use, poor drainage, or skipping maintenance can shorten this to 10-20 years. Proactive care—especially sealcoating—helps maximize longevity.
When is the best time of year to pave in this climate?
The best time for asphalt paving in the Quad Cities is late spring through early fall (typically May to October), when temperatures are consistently above 50°F (ideally 70°F+ for optimal compaction and curing).
Summer (June-August) is prime due to warm, dry conditions, but fall (September-October) often offers stable weather with less rain risk and cooler temps for even curing. Avoid winter or early spring when freeze-thaw and moisture can cause issues. Schedule early, as contractors get busy in peak season.
How thick should the asphalt and base be for my use?
Thickness depends on use (residential driveway vs. commercial parking lot), but general recommendations for the area include:
- Residential driveways (light passenger vehicles): 3-4 inches of compacted asphalt over 6-8 inches of compacted aggregate base (like gravel or CA-6 stone) for stability against freeze-thaw. Some opt for 5-6 inches of full-depth asphalt for extra durability.
- Commercial parking lots or higher traffic: At least 4 inches of asphalt (often in layers: binder + surface) over a thicker base (8+ inches) to handle heavier loads.
A strong base is crucial in Illinois to prevent cracking from soil movement and weather. We can assess your specific site for the best specs.
What ongoing maintenance do I really need here?
In the Quad Cities’ harsh winters and variable weather, regular maintenance extends life significantly. Key essentials:
- Crack filling: Seal cracks annually or as they appear (especially in spring/fall) to prevent water infiltration and freeze-thaw damage.
- Sealcoating: Apply every 2-4 years (first coat ~6-12 months after new paving, then every 3 years) to protect against UV rays, oxidation, salt, oil, and water.
- Pothole/patching repairs: Address promptly to avoid spreading.
- Drainage checks and cleaning: Keep edges clear of debris; ensure water drains off to prevent pooling.
- Other tips: Avoid heavy loads or sharp turns when new; clean spills quickly. Routine care can add years to your pavement—far cheaper than major repairs.
Can my existing asphalt be repaired, or does it need to be replaced?
Many driveways and lots can be repaired or resurfaced instead of fully replaced, saving cost. Repair is often viable if damage is limited (e.g., small cracks, minor potholes, or fading). Options include crack filling, patching, or overlay (adding a new 1.5-2 inch layer).
Replacement is usually better if:
– The surface is 15-25+ years old.
– There’s widespread alligator cracking, deep potholes, sinking/waves, or poor drainage affecting >25-35% of the area.
– Structural base issues or frequent repairs are needed.
A professional inspection (which we provide) determines the best path—repairs for minor issues, resurfacing for moderate wear, or full replacement for severe deterioration.
